Xavier Wharton , plenty of non-real estate books on the topic and lots of research from Harvard, Stanford, Wharton, etc.However, the content is geared towards managing larger organizations/corporations and I used to read them when I had oversight of 600 people in corporate America.

We have been incorporating Passivhaus/EnerPHit ideas and practices into our retrofits as our knowledge increases; materials and equipment becomes available (cost effectively) here in North America; and the mindset, knowledge and skills of our trades improve with respect to energy efficiency.If the cost is equal or less than renovating a house to current code standards, then it would follow that renting that house would provide a better return on investment.

@Sharath Kumar the pop corn ceilings could be a major problem along with any texture on the walls if they are asbestos or lead containing. there is no way to do it your self in Colorado both the removal of asbestos and lead are highly regulated by the Colorado dept of public health's air pollution division, it would be really dangerous to attempt to do this type of friable removal in an apt building because of the shared air systems used in the 1970's you could contaminate the entire building with asbestos fibers or lead dust.

There were so many things we learned, and the biggest is we now incorporate or consider the rehab of the property as an exit, as you will see, trying to sell a <$50,000.00 house As-Is makes us little to no profit & sometimes can be a loss.
