I mean this in the sense that if someone called it goes to auto answer with a telepromt that says press 1 for maintenance, 2 for lease and rent and etc... this way the tenant is able to make their voice and problem heard but i don't have to sit and have small talk and constantly stop what im doing to answer a phone call that in all reality shouldn't have been made.

My agent is pressing me to sign off on the contingency, but my approval is conditional and I haven't event seen the conditions yet and appraisal isn't done either, which is one lender condition.

Thanks for the reply according to my realtor she actually helped me understand that portion of the contract better if I don't renew the lease then the lease just expires so I would have to have them sign a new lease and next time if I wanted that option check the box.The odd thing though there is a section stating it could renew on a month to month but she is stating since that section is marked out I would have to press for a new contract to be signed by the tenant which they are going to try to barter with me on and get lower rent so kinda stinks.

If something goes wrong, which it might, then you are in trouble.If you are still trying to press forward, even with the risks, try and get seller assistance on the closing costs.
