I'm not saying drop out and follow your passion to become a painter in a hippie commune, nor am I saying become a drug dealer to get rich quick, but there has to be a happy medium between the two and money alone is not the best consideration for finding that happy medium.Also, gotta take you to task a bit for asking a question and then arguing with experienced people who answer it and give you good advice that you don't want to hear.

For my SFH rental in California (San Francisco, a tenant friendly city), I also state: late charge of $25 and $20 per day (not to exceed $200 per month), no candles, no fragrance plug-ins, no illegal drug use, no smoking and no vaping of any products inside the house (I'm okay with weed use in the back yard or outside since marijuana is legal here), tenant mops up standing water, oil spills in driveway, etc.

"Excess of normal wear and tear" is not "negligence"...Think negligence as unintentional damage caused by the tenant..things like: candles left burning, stove left on, cigarette on couch, kids stuffing a toy down a toilet, causing the water to back up, etc...That stated, your comment: "Additionally, the renters liability portion would also be another layer of protection between visitors and guests and the landlord.

I got started on this plan at 21 but it wasn't until I was 27ish and burning both ends of the candle for several years that I was able to completely quit my regular job(s) and devote myself full time to my real estate business.

If the tenant is burning incense or scented candles or has sprayed air freshener just before inspection, it is a red flag.Even with all of this, a smoker sometimes gets through the net.
