Aloha Dirk,  Like in most places,  Hawaii has a mix bag of contractors from really good reasonably  priced ones to dirt cheap shady ones that do shoddy work that could lead to fire (bad electrical work) or health issues (mold) for tenants.

I am going back through the signed Pet Agreement and I do have two statements pertaining to this that read "Tenant will not allow pet(s) to cause any danger, damage, nuisance, undue noise, or health hazard," and "Dogs: Must be controlled at all times.

Obviously this is an overall average but on the surface these numbers describe a typical West Philly, Olney/Ogontz, or cleaner North Philly deal, which from my experience make up a majority of the inventory available around that price point.What are everyone's thoughts on the health of the Philly market?

Obviously there is a lot to discuss on this topic, but for a very quick glance, here are a few pro's and con's to consider when thinking about section 8 rentals:Pros:Guaranteed Rent Payments -> The government pays a significant portion (if not all) of the rent directly to the landlord, providing a reliable and steady income stream.High Demand -> There is often a high demand for Section 8 housing, reducing the risk of long vacancy periods.Cons:Inspection and Compliance -> The property must pass an initial inspection and comply with health and safety standards set by the local housing authority.
