There's still not many to choose from, but that might not be such a bad thing.The more I read and think about things, the more that multi-family units appeals to me... the main downside being that I'm not looking forward to being responsible for external maintenance and such things that strata usually takes care of.

A property that has flat appreciation will be going down most likely in the future, it's a normal cycle, excluding external factors, the building will need updating and perhaps a change in external factors (revitalization of an area) to bring it back to market.

I'm a big fan of glass block and we use it for daylight in rooms where the external wall is too close to the property line to allow a window, but I wouldn't use it in a shower.

I was only able to tour the upper level, so I will need to see the basement before making an offer, but I was wondering if anyone could give some advice about the purchase price: - The duplex is currently listed at $10,000 above assessed value - Overall, it's in good shape (built in the 70's), with no major repairs needed externally, outside of the windows.
