Reno consisted of gutting and replacing the kitchen and bathrooms, replacing the floors, light fixtures, HVAC and roof.

Most wholesalers swimming around FB have never bought a property, never gone through a gut renovation, and have no idea how to pencil out a project.

A 3/1 built in the early 1900s that has fallen into disrepair over the past 20 years and in needs of a full gut. 

Do not get me wrong, there are a lot of great people and resources out there but ultimately make sure you do a gut check and due diligence before listening to anyone on their advice, especially if they are asking you for money in some way.

I obviously haven't seen the condition of this property, but just gut-check I'd have a hard time believing anything under $500/month.

The duplex itself is a disaster it is a 3/1 and 3/1.5 vandals got in when it was vacant and cut pipes and electrical basically would need to be gutted and probably over 100k in renovations.  

That's going to be up to your current servicer but my gut says, they won't drop the PMI until the reno is done.
