I'm of course bias, but I grew up in NorCal, went to school in SoCal, and ended up in Reno, NV to invest. 

It is, you're going to see the  momentum swinging away from "society owes us", "dei", the multiple gender-isms or what it's called into logic. 

Maybe I'm biased but I would also say that Dallas is kind of the barometer when it comes to economics in Texas. 

It sounds like my own bias is holding me back. 

Why I love West Palm Beach (I'm biased as I own here):- 80%-100% occupancy in-season (December-April)- 60-75% Occupancy out of season.

AI can play a role in lead generatio and market analysis, but in the end you want an experienced human to be there on your side when stuff hits the fan. it would happen gradually , similar like travel agent, job agent, marketing agent , stock brokerage agent that the numbers are slowly reducing little by litle.we are moving to society where there would be trust more into machine than human, that's where the concept is moving on slowly and that's the very basic concept of AI. new generation want something that's more emotion-less, bias-less and much less costlier when possible.

@Robin Roundtree While I'm unfamiliar with the Idaho market, I'm familiar with Georgia, therefore I'm a bit biased.

I'm bias, but house hacking is the best way to get started in my opinion.
