You just want to make sure not wasting a trip + time + gas to look at a home with a ridiculous price and stubborn seller.

Most investors want the GC to give them his price that he is getting at Home Depot which I think is crazy because it took time and gas to go and get those things.

My personal experience is that I just switched from propane gas to natural gas on my own residence this past fall for about $3.5k and It's AMAZING.

If half of the 24 units I own paid late, and I charged 10 per day, thats 120 dollars a day, but then the cost of gas to drive to each property, where and tear on your car, and just the hours wasted of your time that could be used on other money making endeavors, makes hand collection of rent poor use of your time.Thats why I'd rather collect rent online.

So if you change your home from using minimal gas to using more gas with appliances, gas heat etc. this is an important step.
