However, the space is considered non habitable if the oven/ stove is removed and the gas line is capped. 

This is pretty much how banks do things too - the idea is that not only do you have to afford your rent - but also your electric, your food, your car, your insurance, your gas, internet, etc.  

Water bills are up 50% to 100%, electric bills are up 33% and gas bills are up 30%, and of course tax bills are up and new bills for new items are created. 

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

I doubt their gas amounted to $1000 unless they live in the middle of nowhere and did multiple trips per day.  

It doesn't cover the cost of gas you put in your car to drive and see the property yourself.

I sent my Memphis guy and I believe he charged me around $600 plus gas for the drive.

I'm predicting Cleveland will return to what it has historically been: cheap houses for cheap prices filled by cheap renters.That and a $1.74 will get you a cup of gas station coffee.

That could make a difference because if you're in a heating climate with a gas furnace that could be cheaper to heat with than an electric mini-split as they become less efficient at very low temps. 5.

Too many people run them like they drive their cars: stomping on the gas, slamming on the brakes, then complaining about poor MPG.
