There are companies spending $100k a month on mail and all the smaller sized companies / people all get their data from same sources (like Propstream).To me it didn’t make sense to use the same info as it is extremely difficult to have any type of advantage Just for the record and for the fun ot it, I was one of those spending $2,000 a week (about $100,00 a year) on mailers and doing big time business.

Hi Johnatha, Thank you, I will share as I go, this is my first out of state investment, it will be lots of fun!

I would prioritize the fun parts that are a big drawl (usually the outdoor, pool, landscaping, etc.) as well as kitchen.

Thats what makes our job as accountants so fun.

Now keep in mind everything is negotiable, because this is where things can really get fun with math. 

Tax write offs are not as good as passive cashflow.I do STR'S for fun.
