I think that virtually every comp is now irrelevant because the mortgage rate environment is so different.Maybe I am chicken little who thinks the sky is falling but if we don't reevaluate the deals we have made offers on already, we may end up with approvals we can't resell.I think prices in general have to adjust down big time in one click just like mortgages adjusted up in one click.Yes, maybe the loss mits will not agree with our new valuations just yet but such is the nature of SS.The great deals always come at the END of a crises.

I don't suggest anyone play "chicken" with the IRS.Most investors I know that have bought with an IRS lien against it, have gone ahead with the rehab and sold after the 120 days had passed (hoping they wouldn't sieze it).FYI...

Some areas do not allow you to file for eviction without first having a valid rental license (and it becomes a real chicken and egg problem, because to get a valid license, you have to get everything else in compliance - like the occupants in the non-permitted area would have to go first).

I'm not too concerned about water, lake front on Table Rock Lake, on the White River main channel, with a good well too.Your animal ranch is too labor intensive for me, a guy down by the lake grows rabbits and chickens, a strange prepper type that thinks everyday will be the last, uses a 1/4 tank of gas and tops it off.
