Unlike say a Century 21 which is often individually owned franchise, my company Long & Foster is all corporately owned....so they spend a lot of money on marketing and building the brand for us.

Here is California, if you form an LLC the State Franchise Tax board requires an annual $800 tax simply for existing, albeit if one is in business, one can expects expenses.

If you are personally flipping 5 hours a year and also doing 1 per year for several years in your retirement plan, the IRS could claim you are just trying to shift some of your normal business into the tax shelter of the retirement plan.UBIT and your California Franchise Tax return should not intersect an any meaningful way.
