My RE agent told me there is no guarantee and you might have a lingering smell forever.

I would also work with a lender that can get the job done quickly as it is common in this space for lenders to take forever to close. 

I hope this fund continues forever!

People saved money, bought a house in a neighborhood they liked, rented it, and held onto it forever.

Would the interest rate change year to year or be locked in forever at whatever the federal rate was at the time of closing.

This is why the property has been on Zillow forever and hadn't been rented.

Food for thought, I can go on forever but this is the mindset I would have if I was in your shoes.

it seems like a confluence of factors have made it difficult to get started - there is lots of competition for deals, both on and off market; money is expensive; the trades are booked up forever; etc.
