But just be aware that the property taxes are hard to control, and you would want to fight them every year (b/c the appraisal district will likely increase your property valuation every year).

Anyone can "fight" this as much as they can "fight" the sun rising or setting.

But they will also fight the claims and have small print on them.

Not everyone starting off gets hit with this, and if you can buy a portfolio it can "de-risk" the issue to some extent, but if you have one property and experience an 8-9 month fight to collect rent prior to eviction with a large repair bill after that it can be very painful.ALWAYS use a licensed PM in Detroit.

^^^^This, and I’ll add you need to have a thesis for why an area will not only appreciate but appreciate enough to cover both losses and opportunity cost (I.E. stocks and bonds return money as well) I think too many people get caught fighting the last battle both in counting on a level of appreciation that was a historic anomaly & betting on markets that have already had their huge run, the most likely winners of the last market are likely to be quite different than the winners of this bull market.

I’m curious if anybody here would suggest letting him send this to collections and fighting it or if it’s just a waste of time.
