Just as we are now saying of exotic mortgages (remember, "free cruise at closing") we should return to sustainable debt (can't wait for a discussion on student loan trends in other forum sections).

Lots of people go to Hawaii and other exotic destinations to "research real estate investment".  

Yet except for a few inquiries about financing, the "discussions" related to real estate, real estate investing and real estate lending seem to be a continuous never ending stream of promos and ads for exotic investments or unrealalistic financing.

., it's not all cash and exotic cars, it's broken furnaces and plumbing), instead of flashy 10Xs and other mambo-jumbo lingo.

Nothing exotic, or that causes ANY disturbance.

People who are rejoicing at the thought of moving away to cheaper or exotic locales will find out that these places are not only very boring but in due course career limiting.

Neither is payday lending, exotic dancing, selling aluminum siding at above-market prices to elderly widows and a whole bunch of other things I would rather not see my kids do.Bottom line, if you depend on deceiving a seller in order to find deals, you are not adding value, you are leaching.

For some this could mean as little as $5,000 passive income on a monthly basis and probably more than $100,000 per month for others who truly desire a exotic cars, multiple homes, and lavish vacations.Just my two cents
