@Steve Vaughan I agree with you on several points but fyi if an individual transfers a property from himself/herself to his/her single member LLC, the LLC would still meet the definition of "insured" under the standard ALTA owners policy.

A title search would show what interest the grantor had to convey.As far a the LLC or Trust transfer, read the standard ALTA owners policy.

A new thing experienced with RCN was that they want a full Alta title policy with extra endorsements which added about $1000 to my closing costs over the regular policy most lenders use.

Olmos park and alta vista is close by and I think thats a pretty good part of SA right? 

On the city diagrams and a new Alta Survey I had done it is listed as an easement for both properties.  

I used to own many of them in 89107 that I bought near Jones and Alta for $42k-$56k in 2011-2012 that rented for about $1k mo each. 

You can't just buy it and flip it without ALTA survey, Phase I, clear title commitment.

Check with your accountant for their list they will need at the end of the year but at a minimum you'll need closing docs, alta statements, title information, amortization schedules, etc.
