Given that there will probably be a interest rate decrease or two over the next few months then at that point these will start to look enticing. 

By promising lucrative returns on real estate investments, they enticed individuals to pour their hard-earned money into their fraudulent operation.

Too much clowning around, giggling/laughing, self-promotion, and as @Brian Gibbons said listening for an hour to find the 30 seconds worth of gems.  

Promote your YouTube channel and educational content and use resources like books, podcasts, and online communities to build a personal brand in the real estate community.Good luck!

Listings are truthfully the best lead generator, so you should be promoting these first and foremost.

Addressing concerns from both sides rather than ignoring the issue and complaining is crucial, as this promotes fairness and mutual understanding.

That might entice them to give a few pointers too.

Many who have invested passively in real estate the past few years are in deals not going well and they are much more risk averse and are doing a lot more due diligence (unfortunately from lessons learned from not doing it previously)Plus as mentioned risk free return vs risk adjusted return does not make it very enticing for investorsWhen it gets to deploying capital we have more deals than we know what to do with.

Of course the new bill allowing us to possibly sell off either property is enticing but not sure how to value that either.
