Quit expecting the tenant to 'perform' for you. 

I've noticed properties that are 2 bedrooms or less tend to perform better on this platform. 

Smart investors first focus on finding quality properties—such as those in thriving areas of Brooklyn or potential neighborhoods around Manhattan—and then reverse engineer the process by improving management, optimizing rental structures, or enhancing facilities to make it worthwhile.

We have had voucher tenants in two separate markets and have found them to be our top performers overall.

I invite you to perform the exercise and find what your cap ex allocation should be.certainly $50/month for maintenance/cap ex and misc is not enough and this property is definitely cash negative when properly allocating for expenses.  

In the end a solid turnkey company will still be able to provide a performing asset to their investors.

I’ve tried VRBO and Furnished Finder, but they didn’t perform well in my market.
