Education is important, but I think the decision of how to invest money needs to hinge on how much capital you're likely to have to deploy to various activities and how much time you intend to invest actively managing deals versus selling your time into other productive endeavors. 

I've fortunately never had to evict in Alexandria city - but it is eye opening to read about the city's attempts to keep a non-paying tenant in your property.

Double check with an attorney to make sure you've completed it correctly.You will need to attempt to deliver it, by hand, to one of the tenants.

In short, getting the place restored was akin to remediating damage from a natural disaster.In the trash and belongings abandoned by the tenant, he also left the OM for his healthcare real estate endeavor, nasty-grams from the IRS about his personal taxes, and collections letters from several creditors after him.I got burned here and so did my property manager.

Seems like we’ve been wrong in this endeavor as much or more than we’ve been correct.  

I suppose there is a reason agents are doing it but I cannot see this as a profitable endeavor...
