It works fine, but on another unit I have the tenants pay me electronically though BOA and its instant, instead of waiting the 5 days for the Cozy payment to process. 

Even if you were to use an electronic lock (w/ backup key) at your external common entry, you can still use a master key for the building and have tenants keys work in common doors as required (entrance, laundry room, etc) without the need for multiple keys.    

#1 Use a realtor that uses an electronic lockbox if they have those in your area. 

A rent receipt (unless its electronic) should be signed otherwise any Joe can make up a receipt and say the rent was paid.

Besides the obvious that your place could get gutted and cleaned out of anything valuable, there are a number of scams where your listing gets posted to Craigslist, someone else gets access (IE via your lockbox) and "rents" your property to unsuspecting victims.If you do collect fees electronically, don't use Paypal.
