I turned him down, not because I refuse to mentor folks, but because I'm already engaged in doing so and I don't have time allotted outside of that to properly take on someone else.So making clear the time that you want to devote to learning, type of communication expected would help someone formulate how to fit it into their schedule.

Can devote to 15 hrs a week as a start !

The rest of the week (Sun/Mon/Tues/Wed) is devoted to learning the industry & time I am willing to put towards working for a local investor.

Which is why I believe you see many devoted RE investors.

IMO, devote your time productively in prepping for the sale. 

My commitment to anyone willing to step up to that challenge is my upmost honesty and devotion to anything I'm working with you on.

Depending on the route you go, these two factors may be in conflict with one another, so you need to be really honest with yourself about what you can (and want) to devote to your investment on a daily basis.
