I also prefer to screen the guests and set my own price/stay restrictions.

The company that did the repair is their "preferred" vendor for these things which in itself is not sketchy, but I don't think there is a way for me to know if it is a friends company or something.

Keep at it because the way you talk and your analysis preference + being good with people is the key to what you want to do.

However, I would prefer if the property could support itself and not be a drain on my personal income.  

The PMC I left to start my own PMC had at least 2 "preferred contractors" related to key players in the office so high rates and poor service fell on deaf ears. 

You can sell the customer base, the website, and more as business assets.  

I usually try to get 10k but sometimes its not possible and I would prefer to make something and give the investor a good deal rather than make nothing trying to move a bad deal.

My goal for next year is scale and acquire at least 5 more properties (preferably multifamily).
