The renovations are cosmetic and are estimated to cost about 8k. 7.375% is a much higher interest rate than the other 4 properties I have, which are all between 3.25 - 4.25%, but I know that's just the situation with interest rates right now, and it may not get better any time soon.

**PITI is $522 a month (2%interest rate)** Actually cosmetically ready for renters and appears fixed up.On the inspection report the plumbing failed and it mentioned shifting soil in the foundation report.

Buy Box:- Creative deals only subject to deal - < $600,000- >2000 sqft living space- No HOA- As many bedrooms as we can get - At least 2 bathrooms- ADUs are a huge plus- Cosmetic rehab is preferred but will entertain light rehabs under $10k.- Close to transit preferred- Close to jobs/shopping

I am having all my buyer clients really dig into their numbers as many deals don't look good with MLS listed rents but if look at actual recent comps you can get some cashflow after cosmetic updates.

I'm still finding some solid BRRRR opportunities in the Cleveland market, but Vadim is right that you need to find a property that is priced under value without extension repairs needed, hopefully only cosmetic stuff, but they're still out there!
