You can pay debt faster but still have access to money to use when you need it. 

OK, good luck with that if you have easily accessible assets like a home you don't live in.Meanwhile, what are the odds a term life insurance policy pays out? 

In a soft insurance market, coverage is usually broader, lower deductibles are more accessible, underwriting is usually more flexible, and premiums are generally aggressive / lower. 

Bottom line sub too is an advanced strategy that should only be done by Experienced investor with significant cash reserves or access to lending/like substantial LOC that already exist and can be taped at a moments notice. 

Otherwise YOU as the landlord will take care of providing access for the service guy.

In Costa Rica, property condition is a constant variable, far more critical to maintain than the USA. 

Instead of 30+ emails back and forth, now I just send them a consolidated report or grant them access to review transactions.

It's a very big issue in my market, the #1 I hear from take-overs, how there place was decent, all was good at start but once tenant was in, they were getting a constant stream of maintenance notices. 

I've even paid for a subscription to have limitless access to all articles on multiple of these websites.
