I had discussions with a co-worker all bent out of shape that his landlord who had a duplex, takes the gas bills, and divides it by half, and have him pay his share.

We confirmed that the tenants had moved out and the place was left in decent shape.

Also a table fan is more provides a personal cone of air with limited range.

You should get tons of interest from there, as long as it's in good shape and not way overpriced.

@Mohsin Mazhar- thanks and sorry for the situation ....If you can sell the properties without  taking a loss  on them - I would recommend selling ...the  situations you describe will definitely continue  over time ...in one shape or another .   

I’d take the next actionable step because it has been my experience that after receiving the paperwork most tenants will shape up.

We’re looking to remodel our small kitchen (about 12 x 12, L-shaped), and convert the garage into 2 bedrooms (not an ADU, no added bathrooms or kitchen, just adding bedrooms to the house).  

That is after I spent a week online eliminating ones that I could tell where too nice or in too bad of shape or in a bad area.

It's ok to bypass scalable appreciation in your town in favor of a property in good shape or that you can put in good shape that will consistently cash flow with decent to quality tenants.

Also have to wonder is\f the OP has been advised that the unit is so old and in such shape as to be unrepairable and needs to be replaced, and is sending in a line of repair persons until she finds one who is willing to try to repair it; but it hasn’t worked?
