Most other debt won't be easily sorted, you can comb through DOT or recorded Notes from 5-7 years ago.

@Jared Abbott bird dogging is more work than anyone thinks and on a per hour basis pay is poor, if you are looking for more bang for your buck you might just develop an automated system to comb MLS.

A good purchase is a good purchase in any market.If you plan on combing the MLS, standing in line with and competing with other retail owner-occ buyers, I'd say that is too risky.If you are finding that off-market, motivated seller and solving a problem at a discount, timing doesn't matter.Whether to flip or not is a good idea will depend on the asset and neighborhood.

While I'll take the blame for not doing a well enough job of combing through the house in detail prior to accenting tenants, they definitely have given me a hard time on many small, trivial things that I personally feel I should not have been bothered with.
