Is quiet title the same thing as color of title?

They come in different colors. 

These were poor, blue collar working people (my grandfather spoke broken English) that never made any significant money but worked hard, didn't piss away money on stupid stuff, and ended up with a nice little home that they paid off. 

I know on the debt side of these offerings it was/is hard to compete with the Blue sky IRR that is posted by MF or other syndicators promoting 20 to 40% IRRs ..

I do think everyone has a different experience, but that's often colored by how much they are invested.

My fiance and I are currently looking for a STR in Blue Ridge, GA. 

I am positioned to begin investing in real estate with all-cash deals but am just trying to learn as much as I can and meticulously plan my strategy so there are no gray areas where I would sacrifice opportunity or create unnecessary risk.What threw me off on refinancing was just my misunderstanding of the terminology.

Having an experienced agent on your team before the rehab i think is very important because it is during the rehab when they can help add the most value by pointing you in the direction of what adds value to the sale, what finishes to choose and what to avoid, even what color paints are a good choice, insuring that your target sales price is not just realistic, but that it can actually appraise for that amount. 

The duplexes will be in B-class mix of blue-collar and white-collar neighborhoods with good rental demand and during times of a recession they should hopefully hold their rental price & demand.How does the plan sound?

@Jay Hinrichs is correct in that a securities attorney would require the disclosure of past issues but the gray area comes to disclosing highly likely future issues that have not been realized yet.
