You might be able to find some kind of insurance policy that will pay off the seller if you cannot pay at some future point to avoid her having to foreclose on you, but you'd need to find some clever folks to figure out how to set that up.

We have fairly decent landlord/tenant laws here and they just fixed some of the loopholes and improved them a couple years ago, it isn't as bad as some states where a clever tenant who learns a few tricks can really screw over a landlord badly, but especially in this county, you have to know the rules and play by them because most of the judges are politically biased towards the "tenant good/landlord bad" side of things and will sometimes use any error to the tenant's favor.

So if I owned a place in Vail I'd have to fly up every Saturday morning, wash the linens, clean the place, do any minor maintenance, greet the incoming tenants and fly home that night.

You'd have to be dealing drugs on the corner to get into a transaction that carries a perceived greater harm to the public.Slick talkers that convince someone to pay significantly more for a property than it's really worth is stealing by deceit, it's not clever negotiation it's theft of future equity.
