Owner financing I never thought it was possible, until I cam across two homes one was almost paid for the other had a small balance...Long story short, I got a good price on the one, with a 4% interest rate loan and the other believe it or not the price was pretty good and the interest was a big fat beautiful 0%, And this was a good home in a nice area, there is a God

Triplet net sounds sexy, but when you're trying to drive occupancy a lot of the times you end up with a modified gross deal because the rents you charge might not even cover your extras (CAM, Tax, etc.)The fact is with retail, sales drive your rents.

Usually the cost of replacement of these "capital" items are amortized over the useful life of each for the purpose of CAM charges.Lighting, Trash, etc. - These are almost always billed back to the Tenant(s) in CAM charges and are not a Landlord expense.The big issue is vacancy.
