Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

However, if you're looking to stay up to date on meetups/investor groups in an area, I would enter the filter "Real Estate Events and Happenings" as shown in the photo below.

I chose the better policy but now I have an underwriter breathing down my neck.

I would suggest searching for all FHA, VA and USDA loans in your area with a filter for current houses on the market to find some opportunities.

Try educating tenant on appliance and regular maintenance that needed, such as replacing furnace filter. and make sure communication is done properly in right format, like text messages and then follow up with call, if in need of Maintenace repair.
