You can't see slanted floors, understand mechanicals, and know the smell of mold from your chair.

I believe that's the best way, no matter whom you represent.No harm, no foul. 

My conviction hasn't changed since Oct '22, and I think a lot of other folks will wake up and smell the coffee but need to be served it first.

You won't save 20% by hiring your own subs, you will lose money doing it that wayNo one wishes you ill, just remember no battle plan survives first contact with the enemy, so all your advance planning needs to be accompanied by a strong sense of "how to adapt", good persuasive and communication skills and backup plans.  

If your portfolio is in a downward spiral on condition and value and you are not generating enough cash flow to stabilize and change the trajectory, you are in a losing battle and things get worse over time.About your stress level.

It seems like everyone wants to get into the wholesale market since it's the new "get rich quick with no money" racket and the better deals seem to be landing in the more experienced outfits hands.Most of my clients have been looking in the Kalamazoo/Battle Creek and Muskegon markets due to the lower price points and better rents/vs/sale price ratios.   

I have nothing against smokers personally, but do not want that smell to be imprinted on my property, long after they are gone.
