My partner and I currently self manage two airbnb rentals in downtown Bryson City and are building a spec home/turnkey rental property in an equestrian development outside of town, and are closing on a property at the end of the month where we will be building 4 vacation rentals on the river here in town.  

Geographic locations and required specs add to the significant variance on price spread.

When I see a new property that fits my specs I jump on it. 

I interpret this data to mean that Cumberland is undervalued, given all the improvements that will finish in the next 5 years.In Cumberland, they're constructing more highway lanes, more road lanes, Google Fiber, more apartment buildings, more office buildings, a big live/work/play (The Battery Atlanta), and last, but not least, an iFly.

Spec building can be very profitable if done in the right place and in the right stage of the market cycle.

Obviously the price point is dramatically lower than custom ordering to spec but if it's junk I'd rather not be burdened with replacing it again in the near future.Appreciate the feedback, thanks!

I took the current Behr white neutral brochure to some spec homes in a popular neighborhood.  

We want to find flippers and/or spec builders in the area and pitch this to them.

Here are the specs:-  1960 construction, 4500SF total.
