The seller should not be expecting you to be the buyer, or surprised when you aren’t. 

Just keep in mind that entertainment expenses—like taking clients out for a show or a game—aren’t deductible anymore.And, yes, you can deduct 100% of your education expenses if you’re already a real estate investor.

If you build a buyer's list and you send them deals where the repair costs aren't close, you will lose them.

Unethical practices: There are reports of agents coaching buyers to avoid properties where commissions aren't pre-set by sellers.

Our water bill is below 150/month and even below 100 some months when it's not winter and tenants aren't letting the faucets drip, but overall it's not a nuisance. 

They aren't doing it to help syndicate investors.I don't know anything about this deal other than what I've read here, so take everything I say with a grain of salt...but this plan appears to kick the can for a year. 

I don't try to evict based on neighbor complaints as those aren't super reliable and the people likely won't show up to court.
