Do you know your actual amount of taxable profit on the flip?

The teacher was an actual financial educator but they repeated themselves a lot and were telling the students to go in and apply for credit cards DURING the course to purchase the next course for $15,000!

Are you actually building the ADU or contracting out? 

I buy either by getting a reasonably large discount or by getting that and "simply" taking over the existing financing.

Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments. 

It is a corner lot, so they actually have two separate driveways, which is great for privacy.

I had the initial call with a PadSplit sales person, but I wanted to talk to somebody who's actually doing it to get their perspective and advice.

I now know what is actually a “red flag problem” and what can wait months, years, or indefinitely to repair.

Any reason why you need a "private person" here?
