You can still accrue them for future use (and I am not a CPA, so I may not be getting this 100% correct), but there are limitations that the tax law imposes.

This way we could take a 30 year mortgage and pay it off much quicker (7-10 years or so).My main assumption here is that it is beneficial to pay the mortgage off as quickly as possible, as to reduce the effect of accruing interest over the life of the loan.

Of course, deals may be hard to find as a result... most of the properties I've tracked sold for 90-95% of asking.Out of curiosity, are you seeing the same % of asking price in the markets where you invest?
