Each year I receive an annual bonus of $100k.

They're offering 3.99% interest rates (covering 6% of the home cost to buy down the rate), $10k in bonus money, plus a fridge, washer, and dryer.Because they can't stop building, they have to offer extremely good incentives to keep the product moving in this buyer's market.

Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for  (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max  additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging  then selves and be available at all times I ask them to do so. 

Bonus points if they have investment properties of their own. 

Otherwise it's just listed as a 2 bed with a bonus room.  

If you are looking for properties, and find a good deal, you can sell it, and make a commission, and 2nd bonus is you make investor friends so when its time for you to invest you have partners.

BONUS *Buyer's agents usually do not cost you a dollar!

Yes, this property has been continuously producing (well I set the distribution 🤣) 8% coc and at the end of the year 2021, after building 6 figure capex reserve purely from the cashflow(we needed cuz the bank capex line of credit was almost gone), still had some left over money, so we distributed it as a year end bonus which brought 2021 coc return to closed to 10%.

Bonus points for kayaks/paddleboards, etc.  

Double bonus if you can rent out enough units or spaces to completely cover your cost of living.
