The "deposit" works as a way to make the payments on whatever you've drawn and self consumes itself.  5.75-6.25% fixed interest, amortized over 25 years for a 5 year term. 

STR management is 20-25% (I would recommend self managing or getting a VA), since income is higher you could probably get away with 5% for maintenance / cap ex but remember you need to cover utilities and cleaning for these units which drives up costs.

I currently own and self-manage two STRs in Maine and should be closing on a small 'cabin campground' with 10 cabins nearby that will also be operated as STRs.
