We went with a modern/rustic theme - added string lights in the back yard, black paint on the stone fireplace, and a mix of modern and rustic furniture and light fixtures, etc. 

For example, total pollution exclusion that most policies have now....lets make an extreme example and say your tenant decides to start pouring used motor oil into a hole in the ground in your back yard.  

I have only charged for the locks being changed on the property when the previous tenant moved out because she said it took too long to get the repairs done even though I told her what your plumber said about the floor being warped and I believe he was correct because it just seemed to me like foundation issues in certain spots that couldn't be helped and I did also charge for the steps being replaced  with 2 boards which probably measured about 6 ft in.lenghth $450.00 to be replaced  and painted because that was another tenant complaint and you told me to go ahead and fix it....I told you said that when we looked at the house when the tenants moved out he also didn't see any work that needed to be done to it...the only thing i saw was the rat droppings and the garage door issue that didn't work and the limbs down in the front and back yard which i requested to be removed.

Make sure the company is on the lease and is responsible for the rent, yard, etc. 

Am totally new to investing, but every training session i read or listen to, says to start in your back yard.

They appear like they should be catching water from the gutter. Do these drain to city sewers? Should they be connected directly to the gutter? 

Like Detroit, Saint Louis is incredibly "block by block" where one area is experiencing gentrification or at least just a stable middle class feel and that might only be 100 yards away from a street that will be un rentable, un managemeable, and honestly a bad place to get out of your car.  

I am interested in adding a 264 sq feet space in my front yard, attached to the main home for rental purpose.

Then I pay her $35 for any manual labor like cleaning, leaf/yard clean up, painting, any easy household repairs that she is able to do.
