Hey Jake - I got into a duplex househack in San Pedro last year, rehabbed the rental unit and placed a tenant in November.

To add to Joseph's list above if you're looking in the South Bay, San Pedro has a lot of multi family and ~$1B is being invested to redo the LA Waterfront and make it a local attraction.
