Indeed as Stevo mentioned, there are no Canadian versions but it still works, the only difference is the mortgage interest rate is compounded monthly in the USA vs semi-annually in Canada but that doesn't make a huge difference in payments.

The current tenants are month to month and not interested in buying, and the existing mortgage balance is assumable (3.65%) for qualified buyers.I know it's a great house -- and with the assumable mortgage -- a great buy for someone looking to save with current interest rates sitting as they are.

It worked out fine, though each time I got a little less than advertised interest rate (about 9% vs 10%) and I had to send a reminder email to to get my money back, but I did get it back.I ask about others' experience, because I'm still not 100% sure it's not a ponzi.
