If you added in the cash you should have to protect against contingencies, the actual return goes down (or the risk sykrockets, your choice)- If the $300K properties cashflow, definitely a better bet.

Returns are great if you get a good area and build a solid team but thats going to take some leg work in picking the right people that see's your vision. 

If you want to learn more about the markets in Memphis, Dallas, Houston, Little Rock, OKC, Tulsa or various locations in AL, I would be happy to share what I know about those locations and what types of price points and returns you may be able to find on quality rental properties!

I haven't heard of that company, but if you are looking for done-for-you real estate investing then just know that your returns are going to be significantly lower.
