(I had mentioned to them that it was likely a worn out rubber boot on the plumbing vent or the vent for the bathroom exhaust fan because these were the only penetrations on the roof.)

The main things you want to look for or avoid in the area, in my opinion, is going to be Flood Zones, moisture issues in the crawl space (it's very humid), and maybe knob and tube wiring if it was built before the 1940s.

I'm waiting for it to get a little warmer to be able to open up and dry out the entire south wall - it's not going to be a fun fix@Bjorn Ahlblad Yeah, I was thinking of giving him a couple months notice and even tell him that the repairs will be from the inside too and that he will have to move out (given how much water was penetrated over the 4 years, it could be some inside repairs too)

At best they prevent an infected person from spewing the virus out when they cough/sneeze etc..... but the virus can penetrate the mask the other way pretty easy....

Mold is caused by moisture and lack of ventilation so yeah thats the deal killer for me personally.

I just received a copy of the previous inspector's report, and there were some plumbing/electrical issues (that supposedly have since been fixed), high moisture in some areas (so we will need to do a mold test), and a roofing issue on the carport, as well as some wood rot and a few other issues.
