Many types of regulated wetlands are actually dry for large chunks of a typical year and inundated during the rest.

If you find an opportunity, they are likely not going to be interested in selling to you if your financing and/or cash is not immediately ready, as there is a ton of cash buyers here right now who can close in under a week.  

In fact, we just closed another SFH for a BP client that is renting by the room and has already bought his 3rd property in under 2 years.

Does anyone know a bank that will process a home equity loan or cash out refi in under 45 days?

Initially I was coming in under a close though as a single family home, but they had to change that because it was a manufactured home, which increased the closing costs, beyond my ability to pay them for the loan.

If your property appraisal comes in under the offer price, is that additional gap coverage treated as an acquisition fee or as equity in the property?
