Also, as others have mentioned, most institutional lenders do not lend to LLC's and have never given me any good reason for their position, since the owner is always required to assume personal liability via a personal guaranty.

I work with institutional capital as well as a variety of private money resources to finance such things, but don't again, don't expect to find "low" rates and fees for such.Many investors I come across run into this problem with financing even though they've built up a cash cow... it is hard to understand sometimes, but be aware of the challenges and make sure you have financing options in place for what you are doing before you jump too far in.

Back then when we “flipped” a contract to an end buyer and hence didn’t complete the purchase ourselves, it was the result of an opportune circumstance rather than a defined strategy; we negotiated an offer fully expecting to complete the purchase ourselves (unless something negative was discovered).

Just out of curiosity I pulled an old thread from 2 years ago, with raving reviews of Norada, and was shocked to discover that people invested $50K-$100K knowing that they were buying just a piece of paper (promissory Note), with no assets to secure their investment.
