If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I used the radiator key to let the air out and 10 mins later the radiator was hot.

Evict her for creating a health hazard--closing off the deck blocks an emergency exit and stops air circulation which allows mold to grow easier, plus it is altering the house.  

I was fortunate we all got along and they hired me full-time 2 months later. 

You hired a PM so they can handle these types of issues.

Your account structure depends on your goals for growth and if you plan to self-manage or hire a PM.

After assessor comes out and consults with insurance company, they'll send demo guys out to come do demo work and remove wet drywall, insulation, etc. they'll usually put down dehumidifiers and let the place air out a bit to see what actually needs replacing and what was able to dry out.

They sounded very promising and seem like they was right for the job, so we hired them to do our 2022 tax and to help do our tax planning for 2023. 

If you have no clue what you're doing, hire someone. 

@Venka Pulla Many smaller PMCs are unprofessional, they can also be vindictive.So, suggest you get all the info you can from your Owner Portal before terminating them.Also, hire a new PMC BEFORE terminating the current PMC.Then, terminate and work closely with the new PMC to get tenant payments switched over and whatever documentation is missing.Hopefully, you'll screen for a new PMC better than you did to pick the current one!
