They are a husband and wife team operating under an LLC, so I assume it was easier to go after me (property owner).

Point being if you are leveraged to the hilt with no cash how are you going to make those required repairs etc?  

as helocs go for around 10% and the new rate could be 7% on the cashout refi.

Now you can let it go to sale and hope it bids higher than the first you would get any overage but dont count on it.. more than likely you would love your entire investment.. this is a very frequent event..

Probably never even go to downtown Dallas or downtown FTW. 

Obviously if you go this route you need to be very attentive and make sure to zero out the credit cards as the promotion ends.  

You can't just go buy commercial RE.
