On similar properties they are getting well over asking (and often over a dozen offers or more) and cash deals as many of you know…20% down brings you to a mortgage of around 3200/month plus 2100/month management fee (25% of gross which is based on 2021 #’s) and you still have to pay taxes of approx 300/month, HOA 95/month and monthly expenses of approx 700/month (ac/heat, cable, homeowners insurance) plus upkeep/maintenance of cabin $150/month (just a guess but could be more). 65,500 in expenses (and I think this is a conservative number.So, you are left with maybe 30-35k net annually..You shelled out 170k plus closing expenses of 8500 (1%). 178,500 approx.

Hi Kate,Here are some items:- Propane grill anchored into the ground so guests can't move it- We buy DVDs at garage sales and do that instead of cable and also get a Smart TV with HDMI so guests can bring their Roku or Fire stick- Boardgames and puzzles- Schlage Encode wireless lock.

I then re calculated the numbers for a short term rental and charging $150 a night fee with 50% monthly occupancy and all utilities being paid (est.300/mo), plus the $1,080/mo to the owner,  plus the airbnb website fee of 3%/yr/mo (if I listed it on there), my half of the annual property taxes and insurance to the owner of $3,600/yr, plus $150/mo for cable and no management fees as I will be self managing.

Amazing how fast people call you back on "where is my X-box".The new system in apartments is to be the internet provider, or have all tenants buy cable/internet thru the owner....as well as electric and water.
