I can tell you a lot more but don't expect it to help.

Here are key adjustments:Kitchen ($50k): Likely $60k-$70k for custom cabinetry, quartz, and premium appliances.Bathrooms ($40k): Expect closer to $50k-$60k for four bathrooms with high-end finishes.Flooring ($20k): Likely $25k-$30k for engineered hardwood, refinishing, and tile.Exterior ($12k): More realistically $15k-$18k with landscaping and a quality front door.Misc.

These guru's pitch get rick quick with no money down, so people "want to be investors" but fail to start because they had unrealistic expectations from day 1.

All you can do is work with what you know now and what is a reasonable expectation for the future.

We expect a tenantwith an animal to do their part to combat fleas and ticks.

You could reach out to a few Property Managers in Salt Lake City to see if any of them would be able to give you advice for the area, as they would be familiar with the region and what to expect from the investment! 

Because, when you understand what to expect, you can plan ahead.
