It doesn't hurt that MSP is a Delta hub (much like Logan), and is a relatively easy 2 hour and 45 minute flight, gate to gate.

Recent update on the BH&J Rent vs Buy index, which analyzes the 23 largest metropolitan markets to see whether residents are better off building long term wealth through buying a primary residence in their market vs renting their residence and investing the difference elsewhere.The majority of markets are now indicating that most residents would be better of renting their primary residence and investing the delta.

I found out that we could 1031 timber deeds.you want to talk about slick.land owner sells me a timber deed.. he 1031's the timber deed to an apartment complex or other income producing asset. we make the delta on the harvest costs and market price of the logs.. we replant for them.. and they get to keep the land and have a replanted forest for future generation.. take standing timber that is not creating monthly income and now have a nice cash flow asset all for just waking some tree's..

The property management company should be preparing a reconciliation at year end showing the total payments Landlord received from the tenant vs the property's actual CAM (plus taxes and insurance) and the delta will be either refunded or invoiced to the tenant.

we sell the house for 350k after putting 10k into it.. we end up with two buildable lots that are worth 125k minimum each.. and we now build two new homes there so we make the delta on the basically free lots and we make the builder profit going vertical.. they use me as a capital partner so the builder / has no cash into the deal..
