I agree with all comments above. 

The frameworks others have presented of viewing the site as a lead-generation tool where you, as the host, are handling all the payment processing and screening is pretty accurate. 

Rent To Retirement sells new construction houses in growth markets, so your comments don't really apply here.

@Audrey Sommer you have some good comments above (and some funny ones too) but just to confirm, what you were told is not accurate.  

I presented unrefutable proof that I was right and my comps were solid and that they should change theirs and let the deal go through.  

You avoid the tax hit, and still get the use of 75% of the equity if you do a cash out refi - (but high interest rates sort of play against that to some degree presently… but you could alway refi again down the line if rates dropped.

. - As @Jonathan Klemm mentioned, passing on this load so that you can be more present and attentive to your family and not be essentially working  24/7, on-call for the needs of tenants and property emergencies... can be worth the management fees. 

I guess Air BnB is the newest hot topic.. nice southern gentlemen.. can't comment on his class or anything like that since I have not sat through it..
